The company holds a NASCLA certification allowing for expedient licensure in many states and as the need arises.

Program Management – managing the real estate process from the inception of the vision through site selection, design, construction, move-in coordination and occupancy.

Preconstruction Services – assistance with project planning before construction begins, including due diligence, permitting, entitlements, scheduling, value engineering, material procurement and budgeting.

Design Management – leading the client through the process of selecting an architect, engineers, consultants and interior designers while leading the overall team.

Owner’s Representation – as an extension of the client’s business, Cloud CM operates on behalf of ownership as a real estate advisor with a focus on stewarding resources, managing exposures and attaining measurable goals.

Project Management – leading a construction project through completion while managing budgetary, quality, coordination, and scheduling priorities through the implementation of rigid contractual and communication techniques while fostering positive working relationships on behalf of everyone involved.

Contract Negotiations – negotiating a fair contract on behalf of the client and the contractor that includes all the necessary protection clauses, appropriate billing protocols, insurance coverages, and cost saving measures.

Fee Development – serving as the “turnkey” developer on behalf of ownership groups while overseeing the entire real estate process from site selection through occupancy as the single source point of contact.

Franchisee Development – recruiting and qualifying potential operator groups that meet the growth needs of franchises.

Financing & Lender Support – sourcing of debt and equity funding relationships to address the financial needs of our clients, while also providing advisory underwriting and financial modeling services.
